Located in the dense urban fabric of Manhattan, the project combines residential and commercial functions within a single structure, requiring a solution that balanced comfort, durability, and construction efficiency without compromising safety.

01. The Challenge

Weak Soil Conditions

The primary challenge of the Manor House project was the presence of weak soil conditions typical of Manhattan’s dense urban environment. These subsurface constraints posed significant risks to foundation stability, long-term settlement, and construction sequencing. Compounding this issue, the project’s mixed-use nature demanded strict performance criteria for both residential comfort and commercial load requirements, all while operating within a tightly constrained site and schedule. Any conventional or conservative approach would have resulted in delays, cost overruns, or compromised design intent.

02. Struttica's Solution

Early-stage collaboration between structural and geotechnical engineering.

The structural system was engineered around a deep foundation strategy specifically calibrated to the site’s weak soil profile. Load paths were carefully optimized to transfer forces efficiently to competent strata while minimizing differential settlement. Superstructure framing was designed to balance stiffness and flexibility, ensuring vibration control for residential areas and higher load capacity for commercial zones. Construction sequencing was explicitly embedded into the structural design, allowing foundation and superstructure works to progress in parallel where possible, significantly reducing critical path duration.
